Selling A Property.....

Sadly my mother passed away at Christmas and I have been left with trying to sell her retirement flat. I have had it on the market for 3 yrs now, changed estate agents at couple and reduced the price dramatically.
I am desperate to sell it as there is a charge on it for her nursing home fees, maintenance fees to pay for and now I've just had a bill for the council tax.
Does anyone have any experience of selling a property at auction? I was wondering if I could put a reserve on it and how much they charge?
I live in the North West so if anyone could recommend an Auction company I would be very grateful!

I can't help with the selling, yele, but have you told the council that the property is empty, and the circumstances? That may make a difference to the council tax bill.
I think you are only allowed 6 months CT exemption if the property is empty.

Thank you for the attach Boxtops I'll have a read later. I am allowed 6 months free council tax from the probate date then I have to pay the full amount - I am really annoyed about this as she used to get a sole occupancy discount - seems wrong to me!
when you say retirement flat, is it the sort that only retired people can live in? If so, i'm not sure you will have much interest at auction
