We have recently had a survey on a property 'home buyers report', which goes into great detail. The rate things in categories 1-3, 3 being the worste. They have highlighted the gas and electric as 3 and recommended we get reports on them.

Is this just because they cannot check them in full or do you think I need to consider this as this can work out quite expensive for reports for this and that cost money?

Check with the surveyor - far better than us trying to second guess.

You are entitled to have the survey explained and ask for extra advice.
Hi if it says it needs you need a report on them then they have not been checked, a surveyor, does not have the qualifications to check electrics or gas, with the electrics the best thing is to ask an electrician to do a "Periodic check and report" this will check the whole system and highlight any problems, good luck, Ray
Hi again, I should have said a "Periodic check" will probably cost roughly 150.00 could be a little less or more depends where you live.

Thanks for your help - much appreciated
And a Gas Safety Inspection will cost around 65 for the standard tests plus an additional 20 per appliance inspected and tested. Can only be done by a CORGI registered gasman if you're in the UK that is.
