How to sell a barn on my land

I have a property with an outbuilding which we would like to sell. The whole property is under mortgage, although in their valuation, the mortgage company took account only of our house and the immediate garden, not the outbuilding.

What can we do, and how can it be done fast (and at low expense), to divide up the estate in preparation for sale of the outbuilding?

Depending on the circumstances under which the outbuilding was constructed, you may find it has no lawful use if sold off separately from the main property, for example if it was built as an ancilliary outhouse or storage facility. I'd check this before approaching a solicitor to split the title.
