A flat is British, an apartment is American (or pretentious British)

In college towns in the US I've heard "flat" used to distinguish the kind of apartment that is part of a big old house that's been remodeled for multiple units
from the kind of apartment that is in a building always intended to be multi-units.

I lived in a two-flat -- my landlord lived upstairs, I lived downstairs, we shared the basement, and each had our own separate front door.
