Do you share the house with the landlord? Or do you jointly rent a shared house? Who's letting the other people in through the front door?

It may be that your lease is void, but it depends on the answers to questions like these - there are rules as to different types of tenancies, what the landlord can and can't do etc.

Andrew if I can remember I think the best thing you could do is advertise privately (college/work noticeboards?) for a new tenant, that way the landlord can't really complain if you leave.

Have a look http://www.movinghints.com/breaking_a_lease.htm

it may be of some use.  Good luck whatever.

Why not just put locks on your rooms?

i live with 3 friends, none related.  the landlord doesnt stay there.  it is the flatmates that let people in.  as far as i was aware though, it is law that if renting out to more than one unrelated, locks have to be fitted to your bedroom doors.
