tenant decorating

if a tenancy agreement states that a tenant wishing to redecorate the property must seek the permission of the landlord through the letting agents and even then the decor must only be in neutral colours, and then the tenant goes ahead anyway and decorates most of the interior in garish colours, is the tenant only obliged to return the decor to its original state at the end of that tenancy - or can that be enforced with immediate effect? Is that ever enough of an offence to have the tenant evicted?

You'd never be able to get an eviction based on their taste in decorating alone.
However I'd be reluctant to renew a tenancy where a tenant so blatantly ignored the terms of the agreement.
On a practical level however, I'd be slightly concerned about the ability to paint over garish wall colours with neutral colour paint - or at least a tenant's willingness to do so. I hope the LL is holding enough of a deposit!!

I agree with Twenty20, if it isn't returned to its original state at the end of the tenancy then the landlord can withhold sufficient deposit to do the works in default. You wouldn't be able to terminate a tenancy early on this ground but its a very good reason to serve notice at the earliest point that the tenancy agreement allows.
