Hi Can a pension aged couple rent a property if they are not working, one of them is ill aswell, they have to vacate the property they are staying in (long story) just wanted some advice please TIA

Of course if the landlord rents it to them.

Yes but there be a deposit needed, normally 3 months rent.

There may be a financial check, but if they can afford to pay the rent, they should be OK.

mature couples are a fave as they know thngs like
pay the rent and you will be left in peace
no rowdy parties
and most importantly no rentie no roofie

You will most likely have to pay 6 months plus deposit in advance, but most landlords are happy with this (although some will say no as they can't get certain insurance if you don't earn enough). I would be upfront with the lettings agent so you're not wasting time viewing properties you may not get

Oh no you won't! The maximum advance rental (for properties where the annual rent doesn't exceed £50K) now can't exceed 5 weeks. [Tenant Fees Act 2019]

Really!!??? i've just had to pay 6 months in advance as i didn't earn enough?? have they broken the law?

Also, the letting agent will want to know your financial position so it's not a question of being upfront with them, you have to tell them.

I've just read the act, and just to be clear, i'm not talking about the deposit. I'm talking about paying a months deposit, and 6 months rent in advance, and then not having to pay any rent for the next 6 months as it's all ready been paid.

I am renting, since last April, am 69 and Mrs T 68, and I am in poor health.
Deposit was £750 and rent is £595 per month, but because we have cats, the deposit was £1000.
We had to have an owner occupier guarantor which we now need to stop, as,it's my son, and Although we are never behind with rent, I don't like him having even minimal risk.

The five weeks' rent relates to the maximum deposit (six weeks if the rent is over £50,000 a year) and not rent in advance.

thanks for all replies, Mr Theland, hope your health is not too bad, My Mum is 73 and her hubby is 71, they have a place to move into next week but I don't know details yet, down south is cheaper I know, if it was here in Surrey its over a grand a week for the rent, crippling!!!
