Hello
We was about to buy a house but found out that it had had subsidence and had been underpinned, the vendors showed us the guarantee which was for ten years, it was done in 2002,
We know nothing at all about this sort of thing, we love the house, and we don't know weather to go ahead or not,
Will we be able to get house insurance on it., I hope there are a few surveyors out there who can help us,

By the way, it was the kitchen extension that subsided owing to leylandi tree's , the roots had gone under the foundation and took all the moisture out of the clay which then caused it to crack,
Some say once it have been underpinned it is OK, but we need help.

I assume you have had a survey done yourself, but if not you must do so. Your surveyor is the right person to advise you on this.

You may have trouble with insurance, but hopefully the insurer that the present owner uses will continue to insure it for you. In any case, if you are getting a mortgage I don't think the mortgage lender will advance the money without insurance. You might find, of course, that you have to pay a higher premium.

I have taken your comments on board, and i must admit, it would be very risky , when in doubt leave it out eh,
Hi, my hubby is a bricklayer and he asks the question has the house subsided again since the underpinning? If not he says it will be fine and yes you will get home insurance
We looked at a house which when checked by the surveyor, was found to have subsidence.

Although we would have been able to get insurance, it would have to be through the current insurers as no other insurance company was interested when I disclosed the subsidence.

We pulled out of the sale, we did not want possible further issues down the line and escalating insurance premiums as we would not have been able to shop around.
