tenacy agreement

i signed a shorthold tenancy agreement for 2yrs no where on the agreemnt does it say anything about how much noyice i have to give my landlord it only state how much notice he has to give to me for repairs/surveyors e.t.c which is 14 days. does this mean i will have to stay in the property or continue to pay the rent for the remaining 18 mths there are 3 of us sharing each of our names is stated on the tenancy agreement.

as a landlord I would not dream of keeping tenants in a tenancy theydidnt want.

thankyou for your reply much appreciated ive heard a few different things regarding this ;as i only pay monthly i only have to give a months notice :if the landlord is non compliant do you think one month is elligable?

If your landlord decides to get funny, then you will be held liable for the whole of the tenancy term unless you can find someone to take over the rest of the tenancy term. I had been in this situation before and I had to pay for the remainder of the term.

If you signed up for 2 years and there is no break clause mentioned in the agreement then, legally, that is the term you have to pay rent for. Once you go past the initial term and into a periodic tenancy then you only have to legally give one month's notice.

If you can find another tenant who is suitable and the landlord agrees then it's possible he may let you break the agreement. Other than that I'm afraid youre liable for rent up until the end of the agreement.
