Giving A Tenant Notice And The Tenant Counter-Noticing

I wonder if someone can offer some suggestions, please. We have a little flat which we rent out to a tenant. We have just had to give her notice (through our managing agents) because of a change in family personal circumstances. The tenant has been given 3 months' notice (which is in the contract), but she, for her part, has every right to counter-notice and would only have to give us one month's notice. We gave her notice a few weeks ago but so far she hasn't counter-noticed us. Does she have a specific period to counter-notice by? Just wondering what the law is on this? stop getting excited and tell us what you want us to answer

I have never had a tenant counter-notice
It looks as tho you have served a s21 end of lease notice

If the tenant says she wishes to leave next Tuesday 5 pm
say yeah yeah great ....

it is when they STAY you start worrying as you basically have to get a court order to get them out and that costs money

No expert, but one would assume she has to do so no later the 2 months after you have given them your notice. Or it'd be irrelevant.

Not sure why you are expecting her to do so. If there is a mutually agreed date then fine. Otherwise she has all 3 months to find somewhere else; or she can find somewhere earlier and give a month's notice.
