Change Empty House To Shop?

Own house with a mortgage which needs to be paid back July 2017.
Empty presently. Don't want to rent out again.
Thinking of outlet for fishing, shooting, country dog stuff.
How could/would this work...change of use/taxes /insurance etc. any help, advice really welcome ...who do we see Solicitor etc thanks

You will need to get a change of use permission of the local authority. WIthout that in the first instance then you might as well give up!!

If it is a house now and depending on where it is will perhaps determin if you are looked or if any neighbours object.
