How to word a covenant of indemnity

I am trying to buy a garage in a block without having to pay for an expensive convayencing solicitor.
I have completed a land registery TP/1 form but the sellers solicitor is asking for a covenant of indemnity.
What is the sort of legal wording required, i have a copy of the deeds and the covenants containing access for gas/electric ect, but i am unsure of the legal jargon to put it in.
Is it a promise to uphold the covenants?
