About 10 years ago we had a crack appear on the rear corner of our house. This was repaired under the NHBC guarantee - the house was about 5 years old. The problem was caused by a nearby tree which was removed & we had steel rods inserted in the walls. Since then we have never had a problem again but we are now putting the house on the market and don't know if this will have to be declared. Is it a question always asked by the solicitors or on the HIP? Or is it something we shouldn't mention unless asked?

The Additional Enquiry forms would had a question which would include declaring any problems with subsidence and the Seller's Property Information Form has a question about guarantees in place and claims on then so it would be declarable just by completing the usual forms.

Providing everything was fixed and there is evidence of that then there shouldn't be a problem. This should be able to be substatiated on their survey.
