Given a house - Need to change title deeds
44 Answers
Hi All,
Bit of a long story so here goes.
I have been given a house and need to get the title deeds in my name but lost as how to do this.
The house was originally my grand parents who died 20 ish years ago. My parents then lived in this house untill there death 2 years ago. Since its been empty and falling apart so i have no renovated it and just moving in. I have found some old deeds and they show it still in my grandads name. Also the road was renumbered stlightly when new hosues where built about 15 years ago so the house number is now different to that on the old deeds.
So its really two things i need to do. Get it in my name and then sort out the issue with the address. I checked stamp duty and it looks like i dont have to pay any as not going to resell the hosue and no money was transferred. I have never seen any wills etc passing the house down from grandparent to parents to me. I have no other family except a younger brother so i presumme naturally the house gets left to me.
Trying to do this without the additional cost of a solicitor as just spent 30k on sorting the hosue and im skint now lol. Its driving me mad as i dont know where to start.
Thanks everyone

Sandy-Wroe, bednobs and Ummmm are right, i'm afraid.
If no will was left by your parents, the house will equally go to any children they had......namely you and your younger brother, so he owns half of it.
Get a solicitor involved to help you sort it out, as you cannot carry on without any help.
Good luck

There is no issue with my bro. Hes all for me doing it up obviously and may come and live with me at some point in the future. Hes currently traveling with work or he would of helped with the renovation. I am very close to my bro.
He does not want his name on any paper work so this is not the issue here.
I want to know what i need to do, to get the house in my name (or both if he wants) and out of my deceased grandparents names.
Thanks

Given is just a term. I could use left/acquired/received etc.
Parents passed away. I had keys to empty house. This is all.
If anyone knows how i can change the deeds over into my name or give me a starting point i would be grateful.
If you just want to pick holes in my message then please dont post. Also as above i have said i want to avoid a solicitor as now skint due to doing the house up so please dont suggest this.
Just looking at the land registry site and looks like i just need new title deeds. How do i get them updated into my name is the question.....

problem is of course, without deeds in your name, you cannot raise finance on the property. I know all the advice is negative at the moment, but it is better that you sort the legal ownership out now rather than carry on and lose everything. If your brother ever has children they could make a future claim, so could any spouse of his in the future. If you and your brother are proven to be the legal inheritors. i cannot believe that there were no wills from 4 people though, have you contacted the probate registry?

My grandparents had 1 son, my dad.
My mum and dad had me and my bro. There is no one else.
Is this not proof of inheritance then ?
The only thing i could do now is if i have to get a solicitor is pay them in installments as cant get a lump sum as would increase my monthly outgoings to much paying a loan etc back.
Why can you buy a title of transfer from the land reg for just £20. Will this not do the job. Already got the ground rent payments and council tax etc in my name
