If memory serves me correct, Brighton trains terminate at London Victoria. From there, take the district line to east ham, and you will be near that postcode.
London E12 is Manor Park. You can get a Thameslink train from Brighton to London Bridge. Jubilee line from there to Stratford and three stops on the Overground from there to Manor Park.
That postcode is Woodhouse Grove very near East Ham station and a fair distance from Manor Park

Approaching from East Ham would be the best way
I agree with the Victoria - East Ham route, but there are major works going on at Victoria at the moment so check the situation before you leave.
Blackfriars would be the best place to transfer to the District Line - direct trains from Brighton. No point in going to Victoria

As you'll see, East Ham Underground Station is the closest, so the District Line from Victoria probably makes most sense. (Alternatively, if you're using the Thameslink service into London, rather than Southern, you can connect with the District Line at Blackfriars).

The closest National Rail station is actually Woodgrange Park but it's almost impossible to get to without using the Underground, so it makes little sense to aim for it.

Manor Park is almost impossible to access using only National Rail (or London Overground) routes but NJ's suggestion of using the Jubilee Line might be acceptable to you, as it's usually less crowded than many other Underground lines (and has modern, airy carriages). It all depends upon why you want to use only 'mainline' stations, rather than simply taking the Tube.

go thameslink from brighton to london bridge.
then walk across london bridge, along lower thames street to the tower of london and up seeting lane to fenchurch street station (it's only a 10mn walk).
then take a train from there to west ham. from where it's only 3 stops on the open air section of the district line to east ham.
All that fussing about, just pay a friend to drive you there!!

Oh dear me more confused now, I have looked on line myself but the maps are not good
have you tried the Traveline website?
tamaris, the simplest way if you don't know where you're going is a train to Victoria and the District Line from there direct to East Ham. That's what I would do.
