I have no experience of this but my tenants are considering wether it is better to (fulfil specific conditions with me) and renew their tenancy or go into temporary accommodation.
If they are waiting on a house to be allocated to them it will mainly depend upon when one becomes available. The council will have little or no control over this.
A written assurance they will communicate with me when there are problems. Give me a key for the front door (I have never used one so they have no problem of me just letting myself in), let me know what is happening with the new carpet I had fitted and to give me details of their deposit (in this case a bond from the local council.
They owe me a lot of money and I have agreed to halve their monthly repayment to help them out and they are dickering around about agreeing to the conditions.
They have had their s21 notice to quit and they went straight to the council.
The council contacted me to ask if they could renew and to lower their arrears payments. I said yes providing the 4 rather inconsequential conditions were met.
The tenants are now bickering over the cost of a key. I have sent them a rather stern email basicly saying put up or shut up.
I agree with you. I should have got rid of them ages ago but I am just a sucker.
If I am honest I am hoping they decide not to meet the conditions and to go into the council temp accom of their own choice. It will make me feel better at not having forced them out.
I would much rather someone else had the hassle of managing the property as I am just no good at it. Whatever happens I think I shall either try to get it on the RAP scheme or get an agent in to deal with it.
Jeez, what the hell? You are within your rights to end their tenancy. That's it. You don't have any obligation to do any more. The council is trying to dodge its responsibilities and save a bit of money.
rent arrears - and they have gone back on the agreement ?
s8 notice and Ummm is correct it is two weeks
the arrears have to be at least two months worth
on the day of the hearing

say you will give them a reference
it should be in the standard form
were they your tenants - yes
was the rent account ever in arrears - yes
would you give them another tenancy - no
they might wonder if they can use such a reference
but you can argue forcefully that it is TRUE
if they say things like - we have told the council you are a BAD landlord
answer - yes I am ! and it is time for you to go !
try to get this moved to Law - it isnt really about temp accommodation ....
Just get rid of them.
If it sound unsympathetic, I'm not really. I've been a tenant in houses, flats and a bedsit, and I always made sure I was a perfect tenant. Paid my rent on time, was quiet and kept the place clean. I can't understand people who abuse their good luck in getting a decent place to live.

no -- the correct answer was
no I am just sick of them and they have to go ....
you can still do it on a s21 as they are bickering
and havent signed the agreement
so you are in your rights to revoke it
Dear Awful tenants - I offered an agreement which you havent accepted but treated as a basis for further discussion. This letters revokes my offer and the s21 still stand on which I will proceed on .... such and such a date
PS I do not care if you sleep in the gutter on the night of date + 1

I don't rightly care if they go into temp accom or live on the streets but just wondered how long it would take for them to get rehoused.
I watched a programme a few months back about London councils and they just turn people away when they don't meet the criteria but here is Gosport staying they will put them up in temp straight away.
Is that because London has a smaller housing stock?
I wont tell you what a manchester eviction is - but it is kinda quicka than the one you are doing ( and I never do it )

actually Cass I would go and say to them - "look I will not seek arrears if you are out by 31 August 16" - but also proceed on the s21 - that is when relevant dates are up, apply for eviction. This should jet-propel them out as the choice is lose the house or lose the house and pay
and also ask them if they wanna screq their credit history with a CCJ ?
waiving arrears seems like too much of a sacrifice - but no - possession is paramount and you should seek it at once ( well 31 st Aug )
and if they are short of money - do you have any real expectation of getting it ?
and look at repeats fo Nasty Neighbours and slum landlords until you say in your sleep - I must get possession, I must get possession ....
