I assume you meant to value your house at �260,000. The only cost that I can think of (for sale only) will be the standard professional charges by your solicitor for the sale of a property which could be approx. �550 + VAT(�631.00).
However it could be less or more depending on which solicitor you use.
There is a seperate range of charges for the purchase of a property.
Just visit any solicitors office and ask or go to an on-line solicitor.
You've specified the costs that you don't want to know.

What exactly do you want to know?

Buyers pay stamp duty, they pay for the searches (in England and Wales) and they pay their own legal fees.

Legal fees are far cheaper for selling than buying, and different solicitors charge different rates.
