I have already posted a question on this but I will be more specific, my ex-wife lives in the property, I live elsewhere. How do I serve the notice when my ex refuses to accept it. All I want to achieve is to become a "Tenant in common" I hope someone out there can help
You don't have to serve a notice. It is sufficient to say out loud (with no-one in the room!) "I hereby sever the joint tenancy". However, the change should be recorded at the Land Registry and you should phone your local District Land Registry Office who will guide you through the process. Your ex cannot block the change.
