Sorry for actng thick no there isn't a mortgage so it is to sign the house over to my kids do you have any idea of the cost thanks

Before you sign your house over think about the future and what could happen. Are you expecting to carry on living in the house? If you are living there and say for instance one or other of your children decide to divorce the spouse could have a claim of half your childs assets, This could mean that they may have to sell your house to pay them.
Or have you thought about one of the children becoming bankrupt....please think hard, I know of someone who did sign their house over and within 2years they were homeless and the council refused to house them because they said they had only themselves to blame because they gave their house away
If you are doing this hoping to avoid future liability for Inheritance Tax and you are still going to live in the house, it doesn't work.
