Not sure if this is the right section to put it in, but here goes. I need to know where I can find out the exact measurements of my garden's boundary with next door. Not an "irate neighbour" scenario but my boyfriend and I owned both properties and 'messed about' with the gardens to make them more 'logical'. We are now selling one of the properties and therefore need to put the boundary fence back to its correct position but the deeds for either house do not show measurements. The last thing we need is for the house to 'be sold' and fall at the last hurdle because the fence is 'out'. Any idea where I can find these measurements please?
We will not be going down the route of 'changing' the boundaries, just want to go back to the original ones.
Are they that accurate ? When a neighbour put up a fence (while I was away) they effectively nicked a wedge of what used to be my side of the border, and I can no longer walk easily down the side of the garage (not that I ever wanted to). Just wondered, that's all.
I know that when we bought the house next door there was a plum tree effectively in the garden that actually belonged to the house on the other side. The boundry basically had a bump in it going around the tree - which held the sale up. So just don't any delays if we can help it this time. x
Above advice is complete cods' - the local council will definitely not have any information. Prepared to stake a fiver on it. Where do these people dreams up these ideas.
The Land Registry retains what are called 'General Boundaries' but these will not do what you want. General Boundaries basically means that the sketch that is in the Title Plan plus any other commentary in the text of the Proprietorship tells you where the boundaries are - so scale it from the Title Plan and just merely assert that they is where the boundaries are.
