My husband passed away 5 years ago & someone yesterday asked if I had had his name removed from the deeds - I hadn't given this a thought!, should I have, & if so how do I go about it? tia

I assume there's no mortgage?

Go to the land registry.
Hi Spreeny,
I'm sorry for your loss.

You don't actually need to change the deeds as when one joint tenant passes, the deed will automatically revert to the remaining party in this instance. (Unless your husband specifically left his share of the house to your children instead of yourself?)
You can however 'tidy up' the deed document if you wish by sending the original or a certified copy of your husbands death certificate to the Land Registry department and they will amend their records to state yourself as the sole owner.

It is not a big deal - when my mother died and we sold her property in the late nineties, title had not been altered since my father bought it 1962
