Depends what sort of racing you like - for a serious racing sim Forza 2 is the best. For arcade style racing, try Project Gotham Racing 4 or Race Driver: Grid

All three of them still have a large active online community

too many tight tracks on grid for me.

Agree about the tight tracks on GRID but if you want to race online GRID is best as everyone races in the same car. It therefore comes down to racing ability not who can best set-up their car.
