Is There An Indemnity For Right Of Way On An Unregistered Land?

The property i am trying to purchase has its communal entrance at the rear where the parking spaces are located. apparently the land where the parking space is an unregistered land. There is no owner and hasn't been anyone claiming it for 7 years. there is an indemnity for the parking space which is being taken out, i'm trying to ask, is there potential insurance for the unregistered land.

What annoys me the most, is that how did the 9 leaseholders in the block purchase the property without any hiccups, i could only assume there is a solution to purchase.
if there is a indemnity to cover the lack of way on an unregistered land, could you please advise me.

No idea on the specifics of your query, but some years ago I ended up owning a short section of public footpath, which I needed insurance for. Most insurance companies had no idea, but then I took my house insurance with NFU Mutual and they sorted out a bespoke bit of add-on insurance for the path with no hassle at all. Might be worth talking to them?
