1. Is there a calculator or some such tool for calculating the rebuilding costs of a house ; for Buildings insurance purposes ?

2. Where can I get information from ; in order to ascertain what price houses have recently been sold for in a particular area ?

the market value of a house has nothing to do with the rebuilding cost.
This is a common error.
Your Insurer should be able to give you some assistance.
The main reference point is the BCIS scale, a Surveyor will have access to this.
