house deeds

although i still have a mortgage, i appear to have in my possession the deeds to my house. when did the law change that allows this? also, i wish to sell my garage which is in a seperate block, as others have done. how does this affect my deeds, do i get sent another set, and is it an easy process?

Its the record at the Land Registry that counts. What has probably happened is your bank (mortgage company) has realised it is holding onto a redundant piece of paper in its vaults and returned it to you.
To sell the garage you are doing to have to separate the title plan of your land, which will be in two little red rectangles on your title plan to reflect that you own two parcels of land under the same title number. Then you can sell it. Possible to DIY, but probably best for you to ask a solicitor, who you are going to have to employ to transact a sale anyway.
Are you really sure it is a good idea to do this? Depending where you live, selling the garage may seriously reduce the value of your house - by far more than the price to get for the garage.

thanks buildersmate. in fact, ive had the house valued at the same figure, with or without the garage! the estate agent actually tipped me the wink! theres a first! thanks.
I was sent the bundle of my deeds after i remortgaged a while ago, they are amazing and go back to the mid 1800s when the land was bought off the coal company. apparently Building Societies have nowhere to keep deeds these days. (at least it means they can't lose them)
Here is the vendor delivering a little something to celebrate the sale with, Dot, champagne not being so freely available in those days.
