Tenancy Agreement

My son signed a year's tenancy agreement to share university accommodation in Leeds. However, he elected not to continue his studies and informed the letting agent 1 month and 3 days before his tenancy started (1 Jul 07). I cancelled the 4 post dated cheques for the 12 months rent. I'm now told he is liable for the rent unless his position is filled. Where does he/I stand?

You need to read the tenancy agreement closely.It may be that your son has signed a clause which puts "Joint Responsibility" on the tenants. In circumstances like this it is common that the remaining students in the house will have to make up the shortfall.

From my own experience I found that when my kids were at uni if someone left during the year they found a replacement but the departing student had to pay the rent until the replacement was in residence.

Check the contract to see what his liability is !!

Thank you. It's going to be an expensive year!
It will be what you call a frustrated contract. and yes they will have to find someone to replace him and once they do he will be released from the contract.
